1. Understanding you, and your particular needs.
   On our first visit to your home we do more than measure the kitchen and pick at the paintwork. We’ll sit down and talk to you about the whole process.
   Of course we’ll also give you a free market valuation and property appraisal, as well as outlining our fees.
2. Instructing peapod to let your home.
   Once we’ve got the go-ahead to let your home we’ll sit down and agree the costs, answer your questions and get the house onto the market as swiftly as possible. Our energy assessor can help with the Energy Performance Certificate (required from 1st October 2008), and we’ll get down to the marketing of your property.
3. Catching people’s attention - marketing your property.
   Our eye-catching for let sign is just one of the marketing tools that we use to generate interest from potential renters.
   Other methods include:
   * A brochure with prepared sales details of your property including photographs, descriptions of each room and measurements.

4. EPC for each property being marketed as from 1st October 2008
   peapod will also spend time advising you on a range of simple ways to enhance chances of letting your property - like freshly painted outside woodwork and trimmed and tidy lawns.
5. Day to day managing of the let
   Our caring philosophy is closely allied to our belief that communication is key throughout the process. peapod will update you, inform you and guide you, continually. And we encourage customers to pop into our office at any time. Customers showing interest in your property will be found a time slot to visit that suits you. Alternatively peapod can accompany viewers in your absence. But we don’t leave it there. There is an automatic follow up where peapod contact potential tenants to get feedback, which is then passed on to you.
   Once an offer is made, we swiftly forward this to you by phone and follow up with written confirmation. It’s then up to you to accept, or not. At the same time peapod investigates the potential renters financial status and current arrangements.
   If there’s more than one offer, we will advise and guide in your best interests based on our assessment of the offers on the table.
